The office building, built in the 1970s and featuring an attic flat, is located on Badenerstrasse in District 9. The neighborhood to the southwest is characterized by cross streets and a high density of residential and commercial buildings, resulting in less noise pollution. The building, situated in zones Z5, Z6, and Z7, has a clear column structure supported by a central stairwell. The renovation includes reorganizing the ground floor and existing office floors, removing the attic flat, and adding two residential floors. The project will also introduce a new sustainable energy concept.
The housing plan includes 1.5 and 3 room flats, some of which can be interconnected, and are oriented towards the north and south. Access to the flats is through the existing stairwell and leads to a north-facing arcade. The extension of the building maintains the existing column grid with the use of wooden columns and board stack element ceilings. In terms of energy efficiency, two options have been considered. Both options utilize a heat pump and take advantage of waste heat from refrigeration units. The variant that combines a water-water heat pump with PV panels and electric storage performs better than the variant using solar tanks and solar thermal energy.
